Demo looks like the fun part and turns into the hard part, because a Boston home hides things: old knob-and-tube in the walls, cast-iron waste lines, plaster and lath that comes down in heavy, dusty sheets, and in a pre-1978 house, possibly lead paint or asbestos-era materials in old floor tile, pipe insulation, or plaster that shouldn't be disturbed by anyone who isn't trained for it. We take it apart in the right order, protect the floors and the path out, contain the dust, and stop and flag anything that needs a licensed specialist rather than plow through it. Then it all leaves — properly hauled and disposed of, not stacked in your driveway waiting on inspiration.

Room tear-outs ahead of a remodel, and full cleanouts of basements, attics, garages, and estates — including the basement full of furniture nobody in the house remembers buying, which is more common than you'd think.

Demolition & Cleanouts FAQs

Do you haul everything away?

Yes — haul-away and proper disposal are included in the quote, not a curbside pile left for someone else to deal with.

Can you demo just one room for my own remodel?

Yes — a clean tear-out to the studs, floors and pathway protected on the way in and out, so your contractor or you can start fresh without extra cleanup.

What about lead paint or asbestos in an older home?

It's a real concern in pre-1978 housing stock, which describes a lot of Melrose and Boston. Old exterior and trim paint can be lead-based, and older floor tile, pipe insulation, or plaster can contain asbestos. We're not certified to remediate either one — if we hit something that looks like it, we stop and flag it for a licensed specialist rather than proceeding. See the EPA's lead-safe renovation guidance.

Do I need a permit for demolition or a cleanout?

A cosmetic gut — stripping a bathroom or kitchen to the studs — usually doesn't need one. Anything structural, like removing a wall, generally does. We'll tell you honestly which category your job falls into before we start, and it's worth a quick check with your city or town either way. See Melrose's permitting guide.

How long does a demolition or cleanout take?

A single room tear-out is often a one- to two-day job. Full basement, attic, or estate cleanouts vary a lot with volume and access — a walk-out basement empties faster than a third-floor walk-up with a narrow staircase. We'll give you a realistic window with the quote.

What's included versus what costs extra?

Haul-away, disposal, dust control, and protecting your floors and path out are baked into the quote, not add-ons. What's not included is remediation work for anything we flag to a specialist — that gets handled separately, and we'll tell you before it becomes a surprise.
